The first step in the process is for the Owner and the Architect to meet, discuss the project and get to know each other. The Owners will talk about what they are looking for. The Architect will highlight any issues that will affect the proposed project. Scope will be compared to budget to see if expectations are realistic. If all parties want to move forward, then a contract is signed, and the process continues to the following phases:

Schematic Design: - Establish program (meet with client) - Sketch 2-3 schemes (plans/elevs/site), Build models - Do cost estimates - Meet with Owner to discuss designs - Refine until one scheme is settled on
Design Development: - Plans/elevations/sections in hardline - Refine model (if appropriate) - Rough out lighting/electrical - Final cost estimate - Apply for approvals (historic districts) - Select window manufacturer
DESIGN MODEL
Construction Documents: (For Pricing and Building Permit) - Prepare plans, elevations, sections, demolition plans - Specifictions; Wall Sections and Details - Interior elevations, Cabinetry and Built-in Drawings - Framing Plans (w/ Structural Engineer) - Window and Door Schedules; Electric/Lighting Plans - Site Plan (with Surveyor)
CONSTRUCTION
Bidding: (3 contractors, or negotiated price w/ 1) - Select bidder(s) with Owner - Walk contractors/subs through house - Relay pertinent information to bidders - Review bids when they come - Aid in Owner interviewing best Bidders - Review proposed contract - Review Payment Schedule - Fill out State Energy Form
Construction Administration: - Visit Construction Site once a week - Conduct meeting w/ Owner/Contractor - Prepare meeting notes - Review requests for payment - Review shop drawings of cabinetry - Prepare "punch" list (last work left)
